Award-winning estate and lettings agency Northwood North East has welcomed two new members to its team.

The appointments of Dillon Gilchrist and Rachael Buchanan reflect Northwood’s continued investment in growth and excellent client service.

Property Manager Dillon began his career in property five years ago when he gained an apprenticeship as a new homes sales executive after leaving school, working his way up to Property Manager with the same company. At Northwood, he is responsible for a portfolio of rental properties and landlords.

He said: “I have been watching Northwood’s continued growth over the past few years, and it was something that very much appealed to me when I applied for the job. I’m happy and proud to be here and I’m looking forward to being a part of Northwood’s continued expansion going forward.”

Rachael, who is currently studying law at the University of Aberdeen, has taken up the position of Trainee Residential Sales Assistant. From Edinburgh originally, Rachael moved to the city to begin her studies four years ago.

“I am new to the property sector, but I’ve always been interested in property, and I do know a bit about the legal side through having studied law,” she said.

“I am looking forward to getting to know new people, learning new things and gaining experience. I’m excited about where Northwood can take me in the future and being able to progress within the team.”

The new appointees take the number of staff at Northwood to 18 across its three offices in Aberdeen, Banchory and Inverurie.

Managing Director and Owner Laura Mearns welcomed the new recruits.

“The appointment of Dillon and Rachael marks another exciting step in Northwood’s continued growth across the North-east. Each brings fresh energy, ambition and a commitment to delivering the high standard of service our clients expect.

“Investing in people has always been at the heart of our success. As we expand, we’re focused not only on strengthening our team but on creating opportunities for talented individuals to develop their skills and build long‑term careers in the property sector.

“We look forward to supporting Dillon and Rachael’s progression as we continue to grow our business and our presence across the region.”

HMOs (Houses in Multiple Occupation) are an increasingly popular choice for renters in Scotland, especially students, graduates and young professionals who choose to live together. To help demystify what HMOs offer and why they matter, we’ve put together this simple Q&A guide, using insights from Northwood North East, which currently has three licensed HMO flats available.

Q: What HMO properties does Northwood Aberdeen currently have on offer?

Northwood Aberdeen is currently marketing three well‑located, three‑bedroom HMO flats, all within walking distance of key amenities, the University of Aberdeen and the city centre, making them ideal for groups who want convenience and value.

Q: Are HMOs only for students?

While students often choose HMOs because they’re designed for shared living, young professionals are just as likely to benefit. Anyone looking to rent as a group of three or more unrelated people will typically need an HMO‑licensed property.

Q: What are the benefits of staying in an HMO?

One of the biggest advantages is safety and regulation. HMO properties in Scotland are subject to strict council oversight, which includes:

  • Regular fire safety checks
  • Enhanced safety standards
  • Compliance inspections
  • Requirements for proper facilities and room sizes

Q: Why should viewers check whether a property has an HMO licence?

It is essential that you check that a property has an HMO licence before agreeing to rent it. A landlord cannot legally rent a property to three or more unrelated individuals without a valid HMO licence. If you’re planning to move in as a group, checking the licence protects you from:

  • Illegal renting arrangements
  • Potential eviction
  • Safety risks
  • Issues with insurance or tenancy rights

Choosing a licensed HMO ensures the property has been inspected and approved for shared occupancy.

Q: What are the benefits to tenants of choosing an HMO?

  • Shared costs: Rent, utilities and internet can be split between housemates.
  • Better locations for the price: Northwood’s HMOs are all in highly walkable areas close to shops, transport links, the University of Aberdeen and city centre.
  • Purpose‑built for group living: HMOs are designed to accommodate multiple tenants comfortably, with appropriate safety measures and facilities.
  • Peace of mind: The licensing process ensures the property meets strict safety and management standards.

Final Thoughts

HMOs play an important role in Scotland’s rental market, offering safe, cost‑effective and well‑regulated accommodation for groups. With three excellent HMO properties currently available, Northwood Aberdeen provides strong options for anyone looking to rent with friends or colleagues.

For more information about any of the above properties, contact our team at aberdeen@northwooduk.com or call (01224) 218450.

Leading estate and lettings agency Northwood North East has donated 21 ‘bouquets’ of trees to the River Dee Trust’s award-winning One Million Trees campaign.

The donation was pledged by Northwood last year with the promise that for every house sold or let in the Deeside area, a bouquet of 25 trees would be contributed to the restoration and biodiversity work that is being carried out by the Trust on the River Dee’s vast catchment area.

Each comprises trees which are native to the area, including Willow, Rowan, Birch, Alder and Aspen, giving them the best chance of survival, particularly those planted in the upper Cairngorms where they endure the harsh environment of a Scottish winter.

Protecting our local environment

As a Banchory business owner and long-term resident of Deeside, Northwood owner and Director Laura Mearns is passionate about supporting the valuable conservation work of the Trust.

She said: “Deeside is thriving, both as a place to live and as a place to do business, and the continued success of our sales and lettings team reflects that.

“With that success comes responsibility, however. The River Dee Trust’s work to restore native woodland and protect the river system is crucial to the long‑term wellbeing of our communities. At Northwood, we are committed to playing our part. Every tree donated represents our ongoing investment in the future of Banchory and the wider Dee valley, and we’re honoured to support such an important project.

“We are very proud to collaborate with the Trust and look forward to many more trees being planted.”

One Million Trees Campaign

Launched in 2020, the campaign has become one of the largest nature restoration projects in Scotland, quickly gathering momentum with support from communities, landowners and businesses.  Young and old alike have gone to work, planting deciduous native trees across the Dee’s upper catchment.

In April 2025, it celebrated the halfway point by planting the 500,000th tree, significantly ahead of schedule. The milestone was marked by a commitment to step up the restoration of the river’s vast catchment, safeguarding nature, homes and businesses.

More than 70 people attended a recent networking lunch where there was a chance to learn more about the work of the Trust, as well as hear from River Dee Guardians Serica Energy, Omexom, and APEX Tubulars. The trust is always looking for new Guardians to support its vital work.

Sandy Bremner, Chair of the River Dee Trust, said: “This is a fantastic initiative by Northwood. It shows how businesses of all sizes can get behind a project that has fired the imaginations of people of all ages and backgrounds.

“It isn’t often that we get a chance to make a difference for our communities and for future generations. Northwood are part of a fast-growing family of supporters determined to deliver that vision.”

Strait Talking

Scotland’s private rented sector entered 2026 with a surprising sense of calm. Despite global turbulence and economic uncertainty, the latest Citylets Q1 2026 Report shows a market holding steady, with rents largely flat across major cities and Time to Let (TTL) metrics signalling a balanced relationship between supply and demand. After years of rapid growth, the sector appears to be catching its breath, telling us a lot about where the market may be heading next.

Key Highlights

  • National average rent dips slightly for the first time since 2017, down 0.4% year-on-year.
  • Edinburgh and Glasgow show near-zero annual change, signalling stabilisation in Scotland’s largest rental markets.
  • TTL remains tight, with the average property letting in 35 days, and many in under a month.
  • 1 and 2-bedroom properties still lead rental growth, posting modest increases of 0.7–0.8% YoY.
  • Larger properties soften, with 3 and 4-bedroom homes recording small annual declines.
  • Long-term growth remains strong, with five and 10 year rent increases still above 40–50% across most property sizes.
  • Market sentiment steady, with continued landlord churn but growing interest from portfolio investors.

Q1 in Aberdeen City and Shire

Northwood Branch Manager Scott Morrison said that at the start of the year, the lettings market across Aberdeen City and Shire had experienced ‘an unusual, but welcome’ flurry of move-ins due to high levels of enquiries in December, with February and March returning to more predictable numbers.

He said: “Asking prices in parts of Aberdeen have been reduced as landlords struggle to re-let at previous rental values despite good property standards. Aberdeenshire properties have continued to rent out well.

“Meanwhile, with the Housing Bill on the horizon, rents have continued to increase in occupied properties, bringing them more in line with current market values. Students are trying to beat the Q2 into Q3 rush making enquiries about summer availability; as such, we predict another busy summer with students continuing to prefer the PRS rather than PBSA.”

Gardeners across the UK are being encouraged to share their passion for plants during National Gardening Week (April 27 to May 3) and inspire others to get growing. It’s a celebration of everything green, from wildflower meadows to container herbs and a chance to reconnect with the simple joy of the great outdoors.

Beyond the wellbeing benefits and creative satisfaction, there’s another reason to show your garden some love, especially if you’re thinking about selling your home; a well‑maintained garden can significantly influence how buyers perceive your property and even increase its market value.

First impressions start at the garden gate

When buyers arrive for a viewing, the garden is often the first thing they see. A tidy lawn, healthy plants and a welcoming entrance instantly set a positive tone. It signals that the home has been cared for and buyers subconsciously carry that impression with them as they step inside.

Even simple touches make a difference:

  • Freshly cut grass
  • Seasonal flowers near the doorway
  • Clean, weed‑free paths
  • A few well‑placed pots or containers

These small improvements can create a sense of warmth before a buyer even crosses the threshold.

Gardens help buyers imagine a lifestyle, not just a property

One of the themes of National Gardening Week is inspiring the next generation of plant lovers. That same inspiration plays a role in property viewings. A beautiful garden helps buyers imagine how they might live in the space – morning coffee on the patio, summer barbecues, children playing on the lawn or simply a peaceful corner to unwind.

A garden isn’t just an outdoor area; it’s an extension of the home’s personality. When it feels inviting, buyers emotionally connect with the property more quickly.

Outdoor space is increasingly a priority for some buyers

Since 2020, demand for usable outdoor space has surged, with buyers increasingly look for:

  • Low‑maintenance, attractive planting
  • Space for outdoor dining
  • Wildlife‑friendly features like wildflowers or bird feeders
  • Vegetable beds or herb planters
  • Good privacy and screening

National Gardening Week’s focus on sharing gardening ideas – from growing wildflowers to cultivating herbs in containers – aligns perfectly with what modern buyers value.

A well‑kept garden can add real value

Estate agents consistently report that a well‑presented garden can add 5–20% to a property’s value, depending on size and condition. It’s one of the highest return on investment improvements a homeowner can make because:

  • It enhances kerb appeal
  • It makes the home feel larger
  • It creates usable, attractive living space
  • It differentiates your property from others on the market

National Gardening Week: The Perfect Time to Start

With events, tips, and inspiration being shared across the UK, National Gardening Week is an ideal moment to refresh your outdoor space. Whether you’re preparing to sell soon or simply want to enjoy your garden more, you can take advantage of:

  • Seasonal planting ideas
  • Workshops and guided tours
  • Advice on growing herbs, wildflowers and more
  • Community events that spark creativity

Even a weekend of focused gardening can transform the look and feel of your home.

Final thought…

A beautiful garden doesn’t just make your home look better – it makes it feel better and when it comes time to selling, that feeling can translate into faster offers and a higher sale price. National Gardening Week is a reminder that nurturing your outdoor space is one of the most rewarding investments you can make, both personally and financially.

Huge congratulations to our Operations Director Matt, who has celebrated his 17th year with the business. Matt started with Northwood when it first opened its doors in Aberdeen’s Rosemount, and has been instrumental in growing the company and making it the success it is today.

The past 17 years have held many highlights for Matt, but but one of the main ones has been the opening of Northwood’s two Aberdeenshire offices; the first opened in Inverurie in 2021 and the second on Banchory High Street in 2024.

“Growing up in Peterculter and living now with our family in Insch, it’s amazing to see how the business has gone from strength to strength serving the communities I grew up and live in. When I think back to our very first small office on Rosemount Place and what we have achieved, I feel very proud.

“The best part of my job is meeting new people and hearing about how they acquired their property, their journey so far and how best we can help them. Working in the property industry is never dull – no two days are ever alike – and this for me is a real highlight. I also get to enjoy being in and out of the office, visiting interesting properties across the beautiful North-east.”

The buy‑to‑let sector has seen a notable surge in activity, with many lenders cutting rates, expanding product ranges, and updating lending criteria to better support both new and experienced landlords, reports the Scottish Association of Landlords (SAL).

Key Developments Across the Market

Recent updates highlight several positive trends:

  • Rate reductions on fixed products: Some lenders have trimmed pricing across two and five‑year fixes, improving affordability for landlords looking to remortgage or expand portfolios.
  • New energy‑efficient mortgage options: Products aimed at properties with stronger EPC ratings are becoming more common, offering lower rates or enhanced loan terms for greener homes.
  • Improved access for first‑time landlords: Criteria changes are making it easier for newcomers to enter the market, with more flexible income requirements and broader property eligibility.
  • Greater flexibility through trackers and top‑slicing: Tracker mortgages and enhanced top‑slicing options are giving landlords more choice in how they structure borrowing, particularly those with complex income profiles.

Lenders Leading the Charge

A wide range of lenders have announced updates, including: BM Solutions, The Mortgage Works, Virgin Money, NatWest, Santander, TSB, Paragon, Aldermore, Shawbrook and others.

Support for Individual and Limited Company Landlords

Whether purchasing personally or through a limited company, landlords can benefit from tailored guidance to navigate the evolving landscape. Product availability, criteria, and pricing can vary significantly depending on structure, property type, and experience level.

Spring is traditionally the best time to sell your home, with properties listed during this period tending to have shorter than average sell times compared to other months of the year.

Recent research carried out by Rightmove, the UK’s leading online property portal, showed that February and March are the best times to list your home with the highest number of homes – almost 70% – listed in these months making it to completion.

There are many reasons why selling now makes sense including families looking to move before the new school year, improved weather for viewing, better kerb appeal with Spring gardens on show and improved natural light for viewings.

Benefits to Selling in Spring

  • Higher Buyer Demand: Spring is an ideal time for families to move, allowing them to be settled into their new home before the start of the new school year.
  • Better Weather: milder temperatures and longer daylight hours make it more pleasant for buyers to view properties.
  • Kerb Appeal: a study by HomeOwners Alliance found that 68% of buyers said their perception of a property was swayed by initial impressions. Green lawns, flowers and plants and natural light all create a favourable first impression and make homes more attractive.
  • Market Momentum: The Easter break offers more opportunity to view property, creating a market buzz that continues throughout the season.

Getting Your Home Ready for Spring Selling

  • Appearances are everything: create an inviting entrance and enhance kerb appeal by tidying the garden, place potted plants around the property and add some fresh paint to fences and sheds.
  • Neutral Colours and Clean Lines: Bold colours and highly personalised décor can alienate buyers. Creating a ‘blank canvas’ or move-in ready’ appearance allows viewers to imagine their own belongings in the wider space.
  • Declutter & Deep Clean: make spaces feel larger and brighter by having a clear out or move unnecessary items into storage. A deep clean also helps.
  • Lighten up: clean the windows, open curtains and windows and add fresh flowers to make everything look brighter.
